Two Pavilions (A Party House and a Guest House) frame a Large Lawn between the two pavilions and the Existing House to the North. A Specimen Tree is the centerpiece of the courtyard in between the two pavilions, growing through the roof joining them through a rectangular Oculus. The Party House Pavilion features a retractable full height glass wall that opens it to the Courtyard as well as to the Large Lawn.

A Master Bedroom Addition extends the Existing House North toward the gorgeous views of Universal City, the Valley and the Mountain Chains beyond. The Bedroom has a floor to ceiling retractable glass wall that allows for a full opening of the room to the exterior to take advantage of the mild LA climate and reduce air conditioning need in the summer. The room literally and fully opens to the vistas. Laying out in the bed, one would feel floating over the Valley Vista quite literally.

The existing building’s horizontal lines suggest an affinity to the vast vistas of Los Angeles, and our Additions and Expansion, with their roof overhanging beyond the building line intensifies what is already the architectural message of the existing building, making new and existing continue each other as words in the same sentence.
